What to Watch For As a Home Buyer!


While buying a Brantford/Brant County Home there are many aspects of a property that attract you to it. But one of the most important parts of buying a home is noticing the negative as well as the positive. Finding a home that has great curb appeal is nice, but when you look down the street, are other yards littered with for sale signs? When multiple homes in one neighborhood are for sale, chances are there is something wrong with the neighborhood. Asking questions is always the best choice. Find out why so many people are moving away from that area. 

Freshly painted walls are a big selling point in a home; however when only one wall in a room has fresh paint on it, that usually means something happened. Whether it is something small like covering holes from hanging art, or spackling a large area where a hole once was, it is important to notice the discrepancies between each wall. 

When you're walking through a home and your nose is filled with a strong scent of perfume or potpourri, chances are it means that there is another smell that they are trying to cover up. It could be the smell of cigarettes, or a pet that isn’t well trained. Some smells are practically impossible to get out of the home so this is definitely something that would need to be fixed before closing. 

Looking at the outside of the home, seeing plants growing from the gutters, you may casually think that the gutters need to be cleaned out. If the past owners didn’t clean them, what else didn’t they clean? Something that seems small and miniscule can end up costing you hundreds of dollars in clean up all around the home. 

Occasionally, while showing the home, you'll notice that certain rooms will be off limits or locked. Ask why. There may be a dog that they don’t want to get out. There could also be a major construction error that the sellers don’t want you to see right away.

Any and all questions that come to your mind should be asked, and you should always be provided with a confident and factual answer.

Canadian Real Estate Market, Better Than the Rest


As a Brantford/Brant County Real Estate Agent it always makes me feel good when I see that the Canadian market is doing well. Although in the first quarter of 2012 the Canadian real estate market has dropped 2%, it has been shown that even with the drop, the Canadian market is generally stronger than the rest of the developed world. It is reported that the market will turn around with a 3.1% increase this quarter. 

With other countries around the world reporting bad news, and dips in the real estate market, it is a surprise that Canada is doing so well. While there are some areas in Canada where the market is cooling off due to stricter mortgage and insurance rules, it is not dipping, but rather staying steady.  Reports are saying that over the next 3 years Canada will see a 15% increase in the real estate market, however this increase will be gradual and difficult to map immediately.  The Brantford/Brant County Real Estate markets are profiting from this increase throughout the area. 

Throughout the developed countries of the world, based on reports there are only two that are doing better than Canada. France was up by .3% and Switzerland was the only country that did not fall short this past quarter.  

The average home price has also risen by .9%. One contribution to the steady growth is from the low interest rates that some economists think may lead to the market being overvalued, but others say will help the growth of the market and will keep it up for the next couple years.

Recently the federal Finance Ministry Jim Flaherty made a statement saying that the moderate borrowing could lead to household debt, which will be their biggest fight in the upcoming quarters. A fight they are willing to battle against, hopefully keeping the Brantford/Brant County Real Estate market on a steady incline.

Ask Your Brantford/Brant County Real Estate Agent These Questions For A Successful Transaction!

If my years of experience on the Brantford/Brant County Real Estate market have taught me anything, it’s that if you’re going to have a successful home sale, purchase or investment, then you need to work with the right agent. Selecting a real estate agent is far from easy, which I discussed in my blog post a few weeks ago. An important part of finding the right professional to work with is knowing which questions to ask during the interview process. If you go about gathering the right information from each agent in the beginning, you’re more likely to find the one who you’ll work with best during the transaction.

As a Brantford/Brant County Real Estate Agent, I think that it’s important to inform my community about which questions to ask a prospective real estate professional that you’re going to work with. Here are five of the most important inquiries to make during the interview process:

1.    How do you determine the asking prices for your listings? The right real estate agent will take more than just comparatives into account. They will take the time to walk through your home and give an honest, thorough analysis of your property’s value based upon its individual features. They will use that, paired with comparable statistics, to come up with an asking price that’s the most fitting for your property.
2.    How many transactions did you close last year? Keep in mind that the market has been a bit slow over the past few years, but you still want to hear about a closing or two. It will show that the professional has been active and busy during the slump. An active resume during rough times shows that not only are they good at their job but that they work hard to stay successful during a rough patch, both of which are qualities you’ll want in an agent.
3.    How much of your business is based on working with buyers/sellers/investors? You want to make sure that you’re working with an agent who specializes in clients with the same needs that you have. If you’re an investor, you’ll want to work with an agent who works primarily with that demographic. This way, you’ll be more at ease knowing that the person who is handling your transaction is familiar with your needs and situation.
4.    What sort of properties do you sell? If you’re an investor looking for a distressed property, then you’ll want to work with an agent who specializes in selling those kinds of homes. If you live in a luxury property, you’ll of course want to work with someone familiar with those kinds of listings. It makes sense because you’ll want someone intimately familiar with your particular property who will know what is required to sell it quickly.
5.    How familiar are you with the local market? So many real estate agents in the Brantford/Brant County area know about national and regional market statistics but know nothing about their own backyard specifically. You definitely want someone who is familiar with the local climate because they’ll know what you need to do to see results in a particular area.

These are the questions you will want to ask to get the information that you need to know about your Brantford/Brant County real estate agent before hiring them. They’re all imperative to determining whether or not someone is the right fit for your housing needs.
