Buy a Top-Performing Property in Brantford

Many investors on the Brantford Real Estate market see the words “foreclosure”, “estate sale” or “motivated seller” and think that they have found the best deal on a potential money-making property. It’s true that these homes might be priced in a range that is enticing, but as an investor, if you’re looking to succeed, you need to consider factors outside of price point. As a Brantford Real Estate Agent who works with investors frequently, I tell my clients to consider a bunch of different facets of each property before they commit to an investment. Here are a few of the more important elements to consider:

Look at the big picture. How is the national real estate market right now? Is it a good time to invest? What price point SHOULD you be investing in based upon market conditions? These are all very important questions to ask yourself before jumping on the next cheap Brantford foreclosure. Buy what you know, understand and can comfortably afford to take on.

Check out the specific area. Before you invest in one of Brantford’s many properties, you need to consider whether or not it is sustainable long-term. Will people still be living and working in the area 10-15 years from now? Areas thrive and fade all the time and you don’t want to invest in an area that is on the way down. It’s something important to consider.

Location is key. You want your investment property to be close to amenities, transportation and major areas of employment. That’s where you will see the most buyer traffic and a higher likelihood of profit. Do your research on the neighborhood in which the property is in and assess its location before putting in an offer.

Really examine the individual property. When it comes to investing, you need to make sure that the property you are looking to purchase will end up covering all of its costs and the work you will put into it either through resale or tenancy. It’s important to figure out what needs to be done, work-wise, on the features of the home before you choose to invest.

Check out the market. What are other investors in the area paying for their properties? You don’t want to overpay or be too far off from the norm. Do your research and have the stats to back you up during negotiations. Without doing this, you could overpay and end up losing money on the property, so you’re going to want to take this step seriously.

These are only a few of the many factors to consider as you search for the most profitable, high performing investment property on the Brantford Real Estate market. In order to see success in the world of investing, you need to make savvy business decisions that will benefit you, so paying attention to buzzwords that suggest “cheap” properties won’t always give you the best results.

Three Things Brantford’s First-Time Investors Should Know

One of the things that I pride myself on as a Brantford real estate agent is my well-rounded clientele. Not only do I work with home buyers and sellers in the Brantford area, but I also work with investors who are interested in obtaining distressed properties. Given the high volume of potential investment opportunities throughout Brant County, I’ve made it a priority to help clients who are interested in investing in real estate get their foot in the door. Breaking in to this business isn’t easy, but if you have the right attitude, an understanding of the process and the right professional guiding you, then you will find yourself having a successful career in Brantford real estate investment in no time.

Many first-time investors do everything they can to be as prepared as possible for their first transaction. They will attend the classes and seminars and employ all the right strategies. In this case, quality is far more important than quantity, so wait for the right property to come along before taking the plunge.

Choose the right real estate professional to guide you through the transaction. If you’re looking to invest in an apartment complex, you don’t want to work with an investment coach or real estate agent who works with distressed properties. Figure out what your bottom line is and find the local agent or coach who specializes in that. You don’t want to be mentored or guided through your first few transactions by someone who is only looking to profit off of you and sell you a bunch of unnecessary services. You’re going to want to work with the Brantford real estate agent who has your best interest at heart and will take their time to help you find the right property to invest in.

Education is important, but you don’t have to overdo it.
There is a webinar for practically everything right now. I’m all about continuing to learn and educating myself about the latest real estate trends, but I only participate in those that I find completely necessary. There are a lot of “bright shiny objects” and “hot new techniques” that people may try to sell you, but you should always ask yourself how beneficial this will REALLY be for your business. Remember, if you’re just starting out, you don’t want to spend all of your money on education that you don’t need, so weigh your options wisely.

Real estate investment can be a difficult industry to break in to, and it’s imperative to know when to take risks and when to proceed with caution. Use Creative Finance Strategies for Your First Brantford Investment!

Given the high number of distressed and affordable properties on the Brantford real estate market, many buyers are looking to break into the investment aspect of the industry. There’s no doubt that money can be made off of investing in real estate. Using the right Brantford real estate agent to help you find the right investment properties is a great start to breaking in to the industry, but there’s one obstacle that leaves some Brantford property investors a little bit puzzled: financing.

While the current state of the market is healthy and interest rates are low, lending restrictions have gotten tighter across the board. This leaves many who are interested in investing in Brantford real estate at a stalemate: how are they supposed to make money off of investing in properties if they can’t get the financing to buy these homes in the first place? As a Brantford real estate agent, I have two words in response to this question: get creative. •    Get yourself a new home. This might sound a bit backward. If you’re looking to break in to the market, then why would you invest in a brand-new Brantford property? The answer is that interest rates are currently at an all-time low, and many lenders are only requiring 5% down payment on a property. If you can put that money down and rent out your own place, then you’ve successfully broken in to the investment business and are starting to get a cash flow on your old property that you’ve rented out.

•    Get a HELOC. “HELOC” stands for “Home Equity Line of Credit.” A HELOC is similar to any other line of credit. You use the equity of your home as collateral, and as you start to pay off your mortgage, your credit limit increases. You can withdraw credit and make payments whenever you want. This is a great way to come up with the funds for your first investment property and still be able to keep your old home.

Using some of these creative tactics to obtain financing for your first investment will help you break into the Brantford real estate market. Once you get your foot in the door, you can build up your investment portfolio and start seeing a profit from your purchases. The key is to educate yourself. Do your research on any and every option possible and proceed with the one that best fits your situation. Doing this will help you learn the ins and outs of Brantford real estate much faster. The sooner you dive in to your first investment, the sooner you will see the profits start to come in.
