A Few Ways to Tighten Security in Your Brantford Condo

Before I begin to give you some basic safety tips, I just want to emphasize that I am by no means saying that the Brantford area is unsafe. In fact, it is a great city to live in. It’s just sort of obvious that when you live in a condominium, you don’t always prioritize security as much as you would if you live in a single family home. Since many condominium complexes in Brantford, particularly high rises, have a security desk or phone system to let people in to your unit, you naturally think that you’re safe. In reality, you are just as susceptible to crime in this environment as you are in a single family home with a high-tech alarm system. 

With that being said, given the difference in environment and circumstance, the security measures that you will need to take in your Brantford condo will be different than those you would take for a single family home. As your Brantford Real Estate resource, I have experience in working with people who want to live in both types of homes, and I can give you a few basic safety tips that will help ensure that should you choose to live in a condo, you remain just as secure as you’d be in a home:

•    Investigate the condo’s security features before you move in. Find out which security features that your building has ahead of time. Talk to the building’s superintendent or manager in order to find out the specific features offered. If the measures seem too relaxed for your liking, you will want to find a building that has more stringent safety measures.

•    Find out which doors are locked and secure. In most condominium complexes, the front door won’t be the only one that is locked. Garage, side and rear entrances should also be secured.

•    You should know how your building is monitored. Are there security cameras? How do the doormen know who is coming in and out of the building, besides those who just walk in the front door? These are questions that you will want to ask prior to purchasing a unit.

•    What type of keys will you be using to enter the building? Many modern buildings now will use high security keys or fobs for entrance. This is a feature that you will want to confirm that your building has, as it indicates a more stringent safety system.

•    Confirm your building’s lighting and extra security measures. During the evening hours, your condominium complex should be well-lit. It should also have secured doors on all storage units and other parts of the building that are typically meant for communal use, such as exercise facilities. See how your building goes above and beyond to keep all parts of the complex as safe and secure as they possibly can.

Canadian Real Estate Starts Strong in 2012

One of the things that made the Brantford Real Estate market stand out most in 2011 was its healthy home prices, solid home buyer activity and record-breaking housing affordability conditions. Some were worried that housing would flounder as we entered 2012, but if the latest statistics are any indication, then the local housing market will continue to prosper in the coming months.

As your Brantford Real Estate Agent, I strongly feel that part of my responsibility is to closely monitor national housing statistics. In order for me to advise my clients on the best course of action for their upcoming real estate transactions, I really need to be in-the-loop about the current market and use the existing trends to give the best advice possible. I feel a responsibility toward my clients to be 100% honest with them about what’s happening in Brantford Real Estate, so if a home buyer or home seller comes to me asking if now is the best time for them to enter a new transaction, I always use the existing statistics to explain my answers. This approach to consulting my clients is another way in which I have become a trusted Brantford Real Estate resource.

Below is a summary of some of the latest housing statistics for Canadian Real Estate:

•    The existing statistics for the start of 2012 show a strong start to the year nationally.
•    For the 11 metropolitan cities that are included in Teranet-National Bank Composite House Price index, home prices were up 0.1% in January as compared to December and up 6% from 2011.
•    The largest January home price gains were seen in metropolitan areas where buyers have been especially active lately—i.e. Toronto and Halifax.

Given what we know about the latest housing statistics, here are a few conclusions that we can safely draw from these national numbers:

•    Modest price gains can give sellers hope. While the Brantford Real Estate market is still more beneficial for buyers, a steady rise in home prices over the past year has made sellers more confident about listing their home on the market. Now would actually be a good time to do so, while prices are still on the rise but affordable for buyers. You would see offers come in at higher values faster.
•    Home buyers should still enter the market. Although there are price gains happening in Brantford Real Estate, mortgage rates and home values are still incredibly affordable for buyers. Many buyers have been feeling a sense of urgency about entering the market because prices are still low and affordable, but they’re also starting to go up. In order to take advantage of the market conditions, home buyers would be wise to enter the market now before prices start entering an unaffordable range.

We’re in a phase of Brantford Real Estate where conditions are decent for sellers and buyers, so it would be a great time to consider entering the market this spring. Why Have Brantford Housing Prices Gone Up?

One of the benefits of working as a RE/MAX real estate agent in Brantford is that I have the confidence that the national organization I belong to knows their industry. RE/MAX agents are knowledgeable, experienced real estate professionals who make it a priority to stay on top of the latest market statistics and analyze real estate trends. That’s why when people ask why home prices in Brantford, ON have gone up, I can utilize the information given to me by RE/MAX to give an informed answer. New construction is booming. Many countries, including the United States, are seeing a huge hit in their home construction sector. In Canada, that is not the case. Many of the cities in Canada have aimed to revitalize their communities, and with that comes an increase in construction. For example, during a time where the average homebuyer was flocking to condos instead of homes, many major cities constructed multiple new condominium complexes. From the luxury to the entry-level, the new units fulfilled the needs of a wide array of homebuyers. With the boom in condo construction came an increase in home prices, revitalizing the Canadian real estate economy.

Home improvement has become very popular.
Did you know that an estimated $450 billion has been spent on home renovations in the past decade? With more home improvement comes an increase in home prices. As a result, the average value of a Canadian home doubled from $163,951 in 2000 to $339,030 in 2010. The interest in revitalizing and renovating that hit Canadian communities caused people to invest more money in making their home modernized, updated, and impressive to potential buyers. The surge in remodeling projects was a strong contribution to the healthy state of our national real estate market.

Many other factors, such as boosted jobs and low mortgage rates, also played a strong role in the increased housing prices in Canada, but these two are the ones that were most overlooked. New construction and home improvement efforts played a strong role in making the Brantford real estate market healthy and steady. The information given by the RE/MAX report from this article demonstrates that now is both a great time to sell AND buy a home in Canada.

Canadian Home Prices are a Bright Spot in the Economy

When you turn on the news in your Brantford or Brant County home, chances are you hear something about how the global economy is in a state of turmoil. The real estate markets of several countries are struggling at the moment, and it’s hard to remain optimistic when the news is so consistently negative. It can definitely put a damper on your day.

For Canada, however, this isn’t the case. In Brantford, Brant County, and elsewhere in Canada, home prices were up in September, showing signs of a healthy and thriving real estate market. It seems that the Brantford real estate market is a bright spot in the global economy along with many other Canadian markets.

According to Canadian Real Estate Magazine, the average price in September reached $352,600. While this is below some of the record highs in median home prices this year, it’s also a gain over last years’ home prices at this time. Nationally, sales activity was up 2.7% in September as compared to August, and it was up 11% compared to a year ago. The Brantford and Brant County real estate markets remained stable, with an increase in inventory and a 13% increase from August 2010 sales. Overall, the local real estate market, while remaining stable, is showing healthy activity, which is a sign that now is a great time to buy or sell a home in the Brantford or Brant County areas.

Despite tighter lending restrictions, economic uncertainty and a strong increase in investor and first-time homebuyer activity, one factor allowed the national real estate market to stay healthy, and that was low mortgage rates. In contrast to what is happening elsewhere in the world, the tighter lending restrictions seem to be working for Canada and balancing well with lower mortgage rates. While the majority of the international headlines seem to be full of mixed news about the global economy, the Canadian real estate market is a bright spot, with consistently strong sales and price growth over the past several months.

Many industry experts and analysts suspect that the Canadian real estate market will remain steady through the next year, as the push and pull motion between low mortgage rates and other economic factors continues. Regardless, there is one thing that you should take away from these stats: now is a great time to make a move in the Brantford or Brant County real estate markets!
