Five Ways to See Investment Success in Brantford!

Many investors in the Brantford area have seen success, but that’s come with years of hard work and experience. If you’re expecting to see the cash start flowing in overnight, then you may be in for some disappointment. There are ways in which your business style and practices can influence how much success you see, so if you’re interested in becoming an investor in the Brantford Real Estate market, you need to make sure that you have the right work ethic and drive.

As a Brantford Real Estate Agent who has worked with investors, I think that it’s important to advise and guide my clients on the best way to navigate the local market. Part of that is developing strong business relationships, so if there’s any way that I can advise my clients on how to best accomplish that, I do so. Here are five things that you, as an investor in Brantford Real Estate, can do to develop the contacts that will help your career in the industry be successful.

Be honest about how much buying power you have. It’s unethical to lie about how much cash you have to put into investments. It’s okay to take some risks sometimes, but people aren’t going to want to work with an investor who spends more than they have. It could cause financial issues down the line, so in order to stay successful, make sure that you stay honest.

Don’t back out of deals on a regular basis. No property is perfect, so if you back out of a deal because of minor issues, you could be seen as unreliable or difficult to work with. It’s important to carefully consider a decision before making a commitment, so if you need some time to think on an investment, take it. That is better than having everything prepared for closing and then backing out at the last minute.

Know what you want. Sure, picking a location and place for your next investment is a huge decision, which is why you should figure out exactly what it is that you want in a Brantford investment property BEFORE you start your search. These transactions will take much longer if you go in blind than if you do your research and have a list of requirements going in to things.

Have goals! The only way that you’re going to continue to expand and grow as a Brantford Real Estate investor is by setting goals for yourself. Appearing to have a lack of motivation and drive will hold you back, and people will sense that you don’t have anything to bring to the table. By setting goals for yourself, you’ll hold yourself accountable for your success and allow yourself to grow.

Get Great Deals on Brantford Foreclosures!

Foreclosures have become a prominent element of Brantford real estate. The current economic and market conditions suggest that there are several distressed properties on the market that are available for sale, and Brantford home buyers are excited about it. Distressed properties tend to be offered for a lower, more affordable price, so people who wouldn’t ordinarily be able to afford a home on the Brantford real estate market could fulfill their dreams of being a homeowner. As a Brantford real estate agent, I work with many people in this situation and do everything that I can to help them find the best foreclosure properties available on the market.

In order to get the best deal possible on foreclosure properties in Brantford, you need to be a very savvy home buyer. One of the best things that you can do in these situations is hire the right real estate professional to help you find, negotiate and land the best foreclosure property available within your budget. In the interest of helping home buyers in Brantford find the right foreclosure for their next home, I thought that I’d share a few of the tips and tricks I’ve learned over the years about how to find the best deal possible.

1.    Don’t make low-ball offers on just-listed properties. If a property has only been on the market for a few days, it’s useless to make low-ball offers to lenders. Think about it: if a home that you were selling only sat on the market for a few days, and someone offered it to you for a price well below what you were listing it for, you would think to yourself that the home hasn’t been marketed for very long and you will want to hold out for a better offer. My suggestion is to wait a few months and check back on the property then. If it is still for sale, chances are the price will be reduced and you can make your low offer then.
2.    If you can, avoid bidding wars. When it comes to foreclosure properties, many agents will set the listing price well below what the home is actually worth in order to attract a buyer’s attention. This results in more interest for the property, meaning more competition and the potential for you to lose out on the house to somebody else. The solution to this? Do your homework and find out what the property is actually worth using comparable sales figures for the area.
3.    Do extensive research to reach the bargains first. If you’re constantly researching distressed properties on the Brantford real estate market, then you will likely be one of the first to find the perfect bargain. If you wait too long to act on it, then vulture buyers will show up and bidding wars will begin. Staying on top of your research will allow you to be the first to get the great deals on the properties you want!
4.    Cash is king. If you can, you should pay for foreclosure properties in cash. One of the key tools to snagging a bargain in the current market is a cash offer. Buyers who need mortgages typically take between 30 and 60 days to close, and most lenders prefer to get foreclosed properties off the market as soon as possible. This is one tactic that will give you a leg-up over others who may be interested in the property.
5.    Write a clean, simple offer. As I mentioned above, lenders on the Brantford real estate market prefer to close quickly. Writing a clean, straightforward offer with little demands and terms will give your offer priority over other buyers on the market. Typically, bank-owned properties are sold as-is, anyway, so asking for repairs or adding clauses to your offer would likely only delay the process.
